Project Management

 

Component I:  Planning Phase

 

  • Review and discuss land use of master plan

  • Products and services definition

  • Management responsibilities

  • Create The Ascona Group’s master critical path

  • Architectural design concepts

  • Operating concepts and philosophy (all-inclusive, vacation club, leisure, group, etc.)

  • Should the accommodations of the hotel/resort be designed in keeping with possible future conversion into timeshare/fractional ownership

  • Establishment of an Ascona project management/sales office on or near the site, or other appropriate area

  • Clearly define the project’s long term financial objectives

  • Define service standards and expectations

  • Determine configurations of a comprehensive integrated property management system, point of sale systems and their integration

 

Component II:  Resort Space Planning and Design

 

  • Consult with Architect on design of guest rooms, casitas, suites, [timeshare/residence club/fractional ownership] condos

  • Public space design

  • Food and Beverage outlets, kitchens and all support areas (both “front” and “back-of-the-house”)

  • Storage and administrative

  • Recreational areas, amenities, etc.

  • Property access and egress, parking, possible special transportation needs, entrance “curb appeal”; ~sense of arrival~
